Pricing should not be the biggest concern when considering a home inspector but many people still conceder this in choosing a home inspector. We do not hide our pricing.

    Inspection of commercial buildings are priced on a daily rate of $1,000 per day with a minimum of 1/2 day being charged for partial days.

*This covers the additional rider insurance that has to be purchased prior to the performance of the inspection.

**This covers the lab fees for lead base paint tests along with additional inspection time required due to the age of the house.

***Homes older than 60 years or a historic home are what we call "a pack your lunch inspection." As it will take twice as long as a normal inspection and maybe all day to perform properly.

Mold Sampling and Testing Pricing
  Mold sampling and testing prices will vary per home depending on the size of the home along with the amount and types of sampling needed to get a accurate report.

Limited Sampling: Minimum pricing is $125 for the first swab sample and $75 for each additional swab sample. This will only show if it is mold, and if it is, the type of mold. It takes the lab up to nine days to determine this. It does not tell if there are problems in other parts of the building only the limited area tested.

Mold Screening: The minimum price is $250 for mold screening of an area of 1,000 sq. ft. on one level. Add $75 for each additional 10 to 1,000 sq. ft and each additional level. With the mold screening air sampling will be performed and sent to the lab to be analyzed to see if a hidden mold exists. 

Air sampling will show if a house has a mold problem, and we receive the results from the lab by the end of the third business day following the completion of the screening.

Air sampling can not be done during a rain or high wind. But it can be done two hours after a rain or high wind.

Air sampling will not give you the exact type of mold present it just finds if a mold problem exists.

If a visible area of possible mold (not everything that looks like mold is actually mold) is found then a swab test can be performed to find out: 1.) if it is mold and 2.) if it is mold what type it is. Swab tests run $75 for each one performed. Swab test results take up to 9 days to analyze due to having to grow a culture of the sample.

Mold Survey: This is usually done after a serious mold problem is identified either by air sampling or swab sampling by the lab. The survey identifies, determines the cause and provides corrective measures for all mold sources discovered in the building. Pricing is strictly by each case.

Clearance Testing and Post-Cleaning Testing: $125.00 for the first area, $100.00 for the second area if applicable and $75 for any additional areas if applicable.

 

 

Radon Sampling and Testing Pricing

  Radon sampling is performed over a 48 hour period of time. Once the sample is sent to the lab to be analyzed a report will be generated 48 hours later. Radon testing does not depend on the size of the building.

Radon pricing is $125.00

 

Healthy Home Inspection Pricing

  A healthy home inspection involves all of the above testing plus much more. The inspection covers over 400 items included is a normal home inspection, mold sampling and testing, radon sampling and testing, along with a full water testing report. A healthy home inspection is performed over a 48 hour period of time and complete test results can take up to 9 days to receive. The reports are sent out immediately upon completion. You will first receive the normal home inspection report via e-mail with pictures within 24 hours from the end of the inspection process. You will next receive the air sampling report usually within 72 hours from the end of the inspection process. Within the next 24 hours you'll receive the radon and water reports via e-mail. Finally you will receive the swab test of any visible possible mold like areas, which can take 9 days to receive. The flat rate for this is $950.00

This is a lengthy inspection it usually takes between 4-6 hours or longer to perform, we'll need to come back 48 hours later to pick up a testing canister, add to that the time it takes to get all the reports back from the lab and you can see this is not a wait to the last minute inspection. It needs to be scheduled for all parts, including if we need to reschedule the mold air sampling due to weather conditions.
